JOB PERFORMANCE STANDARD - Regional Marketing Specialist SKILLS, KNOWLEDGE & PERSONAL CHARACTERISTICS: Creates and implements marketing programs, initiatives, and strategies that support and optimize the ongoing operational performance for the apartment communities. SUMMARY OF FUNCTIONS: The Regional Marketing Specialist responsibilities require strong verbal and interpersonal skills along with a creative imagination and strong sales skills. In addition, the Regional Marketing Specialist must have a solid understanding of how the company functions. -Work will be performed independently on routine and regular assignments. Work is reviewed by a supervisor through conferences and observation of work methods and results. - ESSENTIAL FUNCTIONS: Include but are not limited to the following job specifications: - Identify issues related to marketing and leasing on internal focus communities and then troubleshoot those issues in order to execute a solutions-based plan of action Leads the development and execution of marketing strategies, and programs that support the achievement of financial goals. Monitors sales activity on assigned communities in order to identify and execute improvement strategies Partners with HRP's leadership and community managers to plan and coordinate advertising/promotional campaigns and execute marketing activities to achieve revenue, and business goals. Creates and executes outreach marketing calendars for focus communities. Analyze current market data to identify opportunities, threats, and trends. Create effective action plans to increase both operational and financial performance for communities. Plan and create marketing, advertising, and sales strategies to increase qualified traffic and achieve occupancy goals. Cross-reference and analyze advertising lead reports with Yardi lead reports. Analyze traffic trends and make recommendations Ensure communities are stocked with promotional materials, including flyers, brochures, and various collateral materials. Assist with HRP-owned due diligence, takeovers, and internal focus communities. Conduct file audits, competitive shop analyses, and market survey preparation. Filling in occasionally for open positions to support region during hiring process. Drive/support various other activities (cross-marketing, concierge services, vendor discounts, shared amenities programs, social media) Track and quantify impact of marketing actions on the focus communities upon which the Regional Marketing Director is assigned Identify training needs and relay those training needs to the Regional Manager and VP of Training. Report staffing issues to the Regional Manager but remain neutral without engaging in personnel conversations while on-site. Make pricing recommendations based on analysis of market data. REQUIRED KNOWLEDGE, SKILLS & ABILITIES: Knowledge of: Leasing and Marketing in the Multi-family Industry Ability to: Be detailed-oriented with ability to oversee projects from origin through execution. Willingness to learn and should be able to flourish in a high growth, dynamic, entrepreneurial environment. Works with team to analyze common issues, dig for root causes, and adjust services or processes to prevent issues from occurring in the future. Effective communication skills, both oral and written. Self-starter, entrepreneurial with hands on approach towards business. Travel frequently. ORGANIZATIONAL RELATIONSHIPS : -The position reports directly to the Vice President of Marketing and Strategic Initiatives with interaction and direction provided by the Regional Managers when working with properties in their portfolio. OTHER REQUIREMENTS : Hours of Work : Basic schedule includes, but is not limited to, coverage of office from 8:30am/9:00am to 5:30pm/6:00 pm., Monday through Friday with two days extended until 7:00pm and 9:00am to 6:00pm on Saturday. - - - - - - - - - - - Travel: Frequent overnight travel will be required. - Transportation: Must have a reliable vehicle to perform various management tasks and errands, including daily bank deposits. Must have proof of liability insurance for same. - Bondable and Valid Driver's License. - AMOUNT OF OVERTIME: - This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. -This is not a 40 hour a week job. - SUPERVISORY RESPONSIBILITIES: -This job has no supervisory responsibilities - FLSA STATUS : Exempt - - PHYSICAL DEMANDS: -Extensive mobility and good physical condition is necessary for this position. Must be able to perform the physical functions, which may include, but are not limited to: -the ability to walk the property, including 4 flights of stairs and deliver resident communications and marketing materials. Must be able to lift a minimum of 60 lbs. including lifting of supplies. - - COMMUNICATION: - Must be able to communicate effectively with residents, staff, supervisors, vendors, etc. - LANGUAGE SKILLS: -Ability to read, write and verbally communicate in English. - WORKING ENVIRONMENT: - The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. -Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. Occasional exposure to bedbugs or pests that is common in the multifamily industry. The noise level in the work environment is usually moderate. -May need to work outdoors in the climate of the region the property is located. - EDUCATION AND EXPERIENCE: -Bachelor's degree in marketing or any related field from an accredited institution. Two years' experience in multi-family property management industry preferred. Demonstrates commitment to deliver outstanding customer service. REASONING ABILITY : -Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. - - MATHEMATICAL SKILLS: - The ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. -Ability to perform these operations using units of American money and weight measurement, volume and distance. - COMPUTER SKILLS : -Intermediate Microsoft Word, Microsoft Outlook, Microsoft Excel, Powerpoint and Outlook skills. Yardi Voyager knowledge preferred. - PRE-EMPLOYMENT TESTING: -Successfully complete pre-employment psychological and basic skills exam, including interest patterns. Pass drug test and back ground check requirements. - - RESIDENCY: Must meet the qualifications for residency in the community for which they have applied. - PERSONAL APPEARANCE: -Dress, grooming and personal cleanliness standards contributes to the business image of Hawthorne Residential Partners. -During business hours or when representing the company, you are expected to present a clean, neat and tasteful appearance. Refer to Employee Handbook for complete Personal Appearance Guidelines: - - - - - - - - - - - - - - - - - - - - - - - Female office associates are required to wear business suits at all times. -Sleeveless blouses and tank tops much be accompanied by a jacket at all times. -Dress Capri pants are acceptable during summer months; however a short sleeved jacket is still required. Attire must be clean and neatly pressed. - Male office associates are required to wear business slacks, business shirt and tie. -Shoes must be clean and polished. Ties should be of conservative nature, color and pattern. (Depending on geographical location during the summer months, June through September, it is acceptable not to wear a tie). -A professional polo shirt may be worn in place of a dress shirt during these months. -A belt must be worn. Attire must be clean and neatly pressed.
